Carlos Balthazar Summ is a senior real estate investor and fund manager with over eleven years structuring institutional investment vehicles across Brazil and the United States. He goes by Baltha, and his track record is measured in platforms built, capital deployed, and joint ventures established with counterparties such as Castellan Real Estate Partners, Andbank, FlexFunds, PAM Health, Flagler Healthcare, and MRV.

Chamam-no de Baltha, e sua trajetória se mede em plataformas construídas, capital alocado e joint ventures estabelecidas com contrapartes como Castellan Real Estate Partners, Andbank, FlexFunds, PAM Health, Flagler Healthcare e MRV.

As CEO of CIX Capital from 2021 through 2026, Baltha led a bi-national real estate asset management platform spanning 50+ assets, 100+ acquisitions, six segments, and R$ 8 billion+ in transactions across Brazil and the United States. Over his eleven-year tenure with the firm he served as Chief Operating Officer (2019–2021), CVM-registered Compliance Director under ICVM 558/2015 (2017–2026, concurrent throughout his tenure), and earlier as Deputy (2015–2019). He launched Brazil's first institutionally-managed student housing fund (2018) with five operational residences, structured Brazilian access to US real estate through eleven medical office assets across five states, delivered US multifamily and California affordable-housing bonds, and closed the platform's first Rio de Janeiro urban retrofit (2025) on the landmark Lúcio Costa-designed João Úrsulo Building.

Como CEO da CIX Capital de 2021 a 2026, Baltha liderou uma plataforma bi-nacional de asset management imobiliário com 50+ ativos, 100+ aquisições, seis segmentos e R$ 8 bilhões+ em transações no Brasil e nos EUA. Ao longo dos onze anos na firma, foi Chief Operating Officer (2019–2021), Diretor de Compliance perante a CVM sob a ICVM 558/2015 (2017–2026, concomitante em todo o período) e Deputy (2015–2019). Lançou o primeiro fundo estruturado de student housing do Brasil (2018) com cinco residências operacionais, estruturou o acesso brasileiro ao real estate americano com onze ativos de medical office em cinco estados, entregou multifamily e bonds de affordable housing na Califórnia, e concluiu o primeiro retrofit urbano no Rio de Janeiro (2025) no icônico Edifício João Úrsulo, projetado por Lúcio Costa.

Founded on September 10, 2019, Deutschland Consultoria has been Carlos's personal holding from inception — a vehicle for his participations, institutional advisory, and proprietary investments. With his departure from CIX Capital in 2026, Baltha now channels his full energy into Deutschland: expanding advisory mandates, scaling the co-investment portfolio, and structuring the holding as a durable governance vehicle for future ventures. He is IBGC-certified in corporate governance, holds post-graduate degrees from Insper (Real Estate Investments) and Saint Paul (Capital Markets), studied Law at Universität Konstanz, and completed his BA in International Relations at PUC-SP.

Fundada em 10 de setembro de 2019, a Deutschland Consultoria é desde sempre a holding pessoal de Carlos — veículo para suas participações, consultoria institucional e investimentos proprietários. Com sua saída da CIX Capital em 2026, Baltha passa a dedicar toda sua energia à Deutschland: expandindo mandatos de assessoria, ampliando o portfólio de co-investimentos e estruturando a holding como veículo estável de governança para futuras ventures. É certificado em governança corporativa pelo IBGC, pós-graduado pelo Insper (Investimentos Imobiliários) e Saint Paul (Mercado Financeiro), estudou Direito na Universität Konstanz e é bacharel em Relações Internacionais pela PUC-SP.
